- A meadow in Strawberry Fields, west of the Penrose House and south of Mesa Avenue, provides a serene respite.
A key part of the land exchange between the city and The Broadmoor is found in Document No. 216149853, which was recorded on Dec. 19, 2016, in the El Paso County Clerk and Recorder's Office.
It's the conservation easement between the resort and the Palmer Land Trust, which, in 80 pages, lays out detailed requirements of The Broadmoor's care of the 186-acre Strawberry Fields open space, all but 8.5 acres of which are to remain open to public access. Along with those requirements comes a financial obligation that, while not stated in dollars, undoubtedly won't be cheap.

Among the requirements:
Construction of the Chamberlain Trail and maintenance of all other trails on the property.
Conduct forestry and open space management, including tree thinning and planting, fire mitigation measures and pest control.
Control soil erosion, conserve soil and existing desirable vegetation and control invasive, non-native and parasitic plants.
Complete a master plan no later than Dec. 19, 2017, or if that isn't possible, no longer than 18 months, or June 19, 2018. Review and update the master plan every five years.
Provide the Palmer Land Trust written reports detailing all completed and ongoing activities every quarter.
Draft a management plan within 18 months after the conservation easement was recorded.
Develop a recreation plan and review and update it every five years.
Complete a site evaluation plan five years after the master plan has been implemented.
Reimburse the land trust for its "reasonable expenses incurred in evaluating a proposed activity, including costs for staff, travel, consultants and attorneys."
Submit to mediation if the land trust finds violations of the conservation easement, although the land trust reserves the right to pursue legal action, all costs of which would be paid by The Broadmoor.
Though The Broadmoor has no police power over activities on the property, it must use "commercially reasonable efforts to diligently protect and defend the property from any violation of this easement."
